Conveyancing Services
What exactly does a conveyancer do?
Conveyancing services refer to the legal process of transferring property ownership from one person or entity to another. This process is typically carried out by licensed conveyancers or solicitors who specialize in property law. The goal of conveyancing is to ensure a smooth and lawful transfer of property rights, protecting the interests of both the buyer and the seller.
- Checking the property’s Title Deed
- Understanding your requirements and timescales
- Working with the seller’s conveyancer to progress the transaction
- Making enquiries on the buyer’s behalf to iron out any outstanding issues
- Checking the mortgage offer and dealing with special conditions
- Reporting to you and providing key information and documents
- Arranging dates for exchange of contracts and completion
- Preparing for property transfer
- Preparing a financial statement so you know the break-down of funds from all the parties (mortgage lender and the costs borne by you) for the property transfer
- Registering your ownership with the Dubai Land Department registry
How can I speed up conveyancing?
Your solicitor will progress your transaction as efficiently as possible. However, you will need to provide input at various stages of the process. If you are prompt to respond to your conveyancer’s requests, you can significantly speed up the conveyancing process. For example:
- Provide acceptable evidence of your KYC documents promptly.
- Deal with your mortgage lender’s special conditions promptly. They won’t release funds until special conditions are dealt with.
- Sign documents in accordance with your conveyancer’s instructions.
- Provide funds and documents when requested.
